The board, the property manager or the municipality gets one point of contact, a maintenance plan and a team that knows the area.
The maintenance contract is built around your areas: lawns, hedges, flower beds, trees, paths and entrances are surveyed during a site visit and given a frequency per task. The same team then works to the plan throughout the season, so the outdoor areas keep an even standard and the board does not have to coordinate individual bookings.
We are used to what comes with larger assignments: photo documentation after visits, deviation reporting, consolidated invoicing and check-ins with the board, property manager or municipality. The maintenance plan follows the seasons in Stockholm. The tasks below are a typical setup and are adapted to your grounds.

Site visit and survey
We walk through the areas with you and note what needs maintaining, how often and which special requirements apply.

Maintenance plan and quote
You receive a plan with a frequency per task and clear pricing per area and job – nothing is guessed, everything is based on the site visit.

Seasonal or year-round contract
The contract usually runs one year at a time with the option to extend, and can start with a trial season.

Delivery and reporting
The same team returns according to the plan. After each visit you receive a report with photos, and any deviations are reported directly to your contact.

Frequently asked questions about maintenance contracts
Does Service Plus work with housing cooperatives and municipalities?
Yes. In addition to homeowners, Service Plus maintains the outdoor areas of housing cooperatives (BRF), property companies, joint property associations, companies and municipalities in Greater Stockholm on seasonal and year-round contracts. We take on entire courtyards, blocks and residential areas and have worked with the same areas year after year.
What is included in a maintenance contract?
That depends on your areas and the standard you want: usually lawn mowing and trimming, hedge trimming, weeding, pruning, spring and autumn cleanup, leaf clearing, watering and waste removal. Tree felling, stump grinding, planting and window cleaning are added as tasks or ordered as needed.
Can you take on a whole area or several properties?
Yes. Contract work on larger areas is our everyday business – we plan routes and staffing for entire residential areas and portfolios with several addresses, and keep the same standard across all areas.
How is a maintenance contract priced?
After a free site visit we provide a quote with a price per task and area based on frequency and scope. Invoicing is consolidated monthly or as agreed.
Does the RUT deduction apply to a housing cooperative?
No. The RUT deduction (the Swedish tax deduction for household services) applies to private individuals for work on their own home. Cooperatives, property companies and municipalities are invoiced as business customers, while private individuals in the cooperative can still hire us with RUT for their own patio or garden.
